Flats in new buildings grow more expensive in Baku

Day.Az reports with reference to the said organizations that according to the monitoring by late August of 2008 207 construction companies were conducting construction of 550 new buildings in Baku.

It should be noted that this indicator has dropped, as compared to previous months. For example, there were 580 new buildings in Baku in April of 2008. The number of construction companies, erecting new buildings, also declined. There were 216 of them in April, while in August their number fell down to 207.

Construction of 16 buildings was completed last month.

As is noted most buildings are erected in the Yasamal district of Baku, like it was in previous months. It is followed by Nasimi and Khatai districts. The share of these regions in the general portfolio of new buildings construction makes 66.7%.

In August, the average price of flats sold in new buildings has risen 0.8% as compared to July. Thus, the price of these flats rose from $1,177.6 per square meter up to $1,187.

The cost of the flats in new buildings has risen in Sabunchi (0.8%), Nizami (3.5%), Yasamal (4.3%), Khatai (0.6%), Narimanov (2.4%) and Nasimi districts (0.7%, as compared to July.

In average, the area of flats in high rise buildings rose by 0.2% - from 119.7 square meters up to 119.9 square meters. The average height of the new buildings made 15.1 floors in August.

The average area of single-room flats in August made 60 square meters, double-room flats - 92.8 square meters, three-room flats -135.5 square meters, four-room flats - 183.2 square meters and five -room flats - 234.4 square meters.
