Newly erected buildings continue growing expensive

Public association "Real estate market participants" has drawn conclusions of the monitoring of the state of the primary residence market in the Azerbaijani capital for September of 2008.
Day.Az reports with reference to the said organization that monitoring showed that by the end of September 207 construction companies were erecting 550 new buildings like in August.

This number has notably dropped over the previous months. Thus, in April the number of new buildings under construction in Baku made 580. The number of construction companies, erecting new buildings, has also dropped. There were 216 of them in April and 207 in August and September.

Yasamal district of Baku accounts for the greater number of newly erected buildings. It is followed by Nasimi and Khatai. The share of these regions in the overall portfolio of new buildings construction makes 66.7%.

In September the average price of the flats in new buildings rose 0.6% over August. Thus, the cost of these flats has risen from $1,187 per square meter up to $1,194.

Cost of flats in new buildings in August rose in Sabail (2.6%), Khatai (1.9%) and Nasimi districts (0.7%) over August.

In average, the area of flats in high rise buildings rose by 0.2% from 119.9 square meters up to 120.1 square meters. The average height of new buildings in August made 15.1 floors.

Three-room flats dominate in the newly erected buildings.
